What you want to earn
Type the amount you actually want to take home per night; the tool works backwards through each channel’s fees — commission, bank, and the cleaning-fee commission — so you net that on every channel, and shows the nightly price to publish and what the guest ends up paying.

Two-way: type a nightly rate into any channel and the “amount you want to earn” back-solves, then every other channel re-derives (the cleaning fee stays fixed). Or type a Guest pays all-in to hold that same guest price on every channel, or a You keep (after cleaning) to hold your take-home equal across channels — the other columns then derive by each channel’s own fees. “Listing total” is the figure the platform bills for the reservation (room × nights, plus the cleaning line when shown separately). “Channel fees” are the host-side commission and payment fees deducted from you — in “on top” mode the channel also commissions the cleaning fee, so it doesn’t fully pass through. “Guest pays all-in” adds any guest-side service fee (e.g. Vrbo). Taxes and per-property tourist tax are not included.

Seeded from published 2026 commission structures — adjust to your own market, plan and agreements, then Save. Each channel has its own commission and bank/pay fee (e.g. Booking.com adds ~1.3% bank fees on top of commission); both reduce your payout, while the guest fee only raises what the guest pays.

How these fees work (2026)
Who pays what. Booking.com and Airbnb are host-only — the guest pays no separate service fee, so the listing total is what the guest pays. Vrbo and HomeToGo add a guest-side service fee on top, so the guest pays more than you list. Only host-side fees change the price you must set to hit your target.
